Garage Planner: Disclaimer and Terms of Sale

RASE Services, Ontario, Canada
Garage Planner build v12.8.19.2 · Terms version 1.0 (draft) · Effective date: October 12, 2026

In this document, "we", "us" and "our" mean RASE Services. "You" means the person buying the Draft Drawing. "Draft Drawing", "drawing", "plan" and "plan set" all mean the draft drawing produced by Garage Planner from your own choices, including any materials list and checklist that come with it.

Part 3. Terms of Sale

Please read these terms before you buy. By ticking the acceptance box at checkout, you agree to these terms and to the Disclaimer in Part 1, which forms part of them.

In short: RASE Services provides a software tool only. You design your own Draft Drawing with it. You, the owner, are fully responsible for checking it, getting it approved, and following every code, bylaw and requirement that applies to your garage and your property. Our role ends when your Draft Drawing is delivered, and we are not responsible for anything done with it afterward.

1. Who we are

RASE Services is a business registered in Ontario, Canada. Contact details are in section 19.

2. What you are buying

  1. A Draft Drawing you design yourself. Our online configurator lets you choose your garage size, doors, windows, roof pitch and siding. When you pay, the configurator produces a Draft Drawing: a general proposed layout drawing based on your choices. You are the designer of the garage. RASE Services provides the software (the drawing tool) and the drawing format only.
  2. Styles and prices. Single-story garage: C$200 / US$170. Gambrel garage with loft: C$275 / US$230. Prices do not include taxes. Where we are required to charge sales tax (for example GST/HST in Canada or a US state sales tax), it will be shown and added at checkout. Payment is processed by Stripe. We do not see or store your full card number.
  3. What you get. A printable PDF of your Draft Drawing. It may include a materials list and a "Permit and Build Kit" checklist.
  4. Garage or accessory building only. The plan is for a garage or accessory building only and is not designed for use as a dwelling or second dwelling. If you choose to use or convert it as a dwelling, you are responsible for all design changes, professional services and approvals, and may do so only if your municipality approves it.
  5. Licence for one build. You may use the Draft Drawing to build one garage at one build site: the site in the postal code / ZIP you entered at checkout. You may print and copy it as needed for that build, for example for your building department, contractors and suppliers. You may not sell, share, publish or give the drawing to anyone for any other build. If you sell the property before building, the licence may pass to the new owner for the same build site only, as long as you keep no copy for any other build; otherwise the licence is personal to you and cannot be transferred. We keep all copyright in the drawing format, templates, details and software.
  6. Pictures are for illustration. 3D views, renders, photos and sample plans on our website show the general idea only. Your Draft Drawing is what you get.
  7. Who can buy. You must be at least the age of majority where you live (18 in Ontario and most US states; 19 in some provinces and states) to buy.
  8. Worldwide use. Garage Planner may be used worldwide, subject to the laws, codes and bylaws where you build. Outside Ontario, your local code may differ; check every requirement with your local building department.

3. You, the owner, are fully responsible

You are fully responsible for everything needed to get your garage approved and built safely and legally. This includes, but is not limited to:

Rules and approvals

Documents your municipality may ask for

Before and during construction

If your building department asks for changes. If your municipality, an inspector, an engineer or a supplier requires changes, extra documents or extra work, that is your responsibility and at your cost, including the cost of any professional you need to hire.

If you find an error. Check the drawing carefully when you get it. If you find something that looks wrong, do not use that part of the drawing. You may tell us at raseservices@hotmail.com, and you should get it checked by your building department or a qualified professional.

Checklist. The Permit and Build Kit checklist is general guidance only. Every municipality is different, and we do not promise it is complete for your area.

4. What we do not provide

The Draft Drawing does not replace professional advice. If you are unsure about anything, ask your building department or hire a qualified designer, engineer or architect. Buying a Draft Drawing does not create an engineer–client, architect–client or designer–client relationship between you and us.

5. Not for construction until you have a permit

Your Draft Drawing is not for construction until your local building department has issued a permit. Getting a permit is your job, and it is never guaranteed. Do not start building, pour footings or order materials based on the drawing until you have your permit and have checked every dimension.

Some structural sizes on the drawing are taken from standard span tables (for example Part 9 of the Ontario Building Code) as a starting guide only. RASE Services does not check that they suit your building, your loads or your local code. Anything beyond standard span tables is marked "by others": it must be designed or sized by someone else, such as your truss supplier, LVL or beam supplier, or a licensed engineer.

6. Ontario designer rules (garages over 55 m²)

In Ontario, a garage serving a house with a building area of 55 m² (592 sq ft) or less does not need a qualified (BCIN) designer. For larger garages, the Ontario Building Code allows an owner to design an ancillary building serving their own house.

If your garage is larger than 55 m², you must confirm at checkout that you are the owner of the property, that you designed the garage yourself using our configurator, and that you will submit it as the owner-designer. Your name will print in the title block of the drawing. If you are not the owner, or your building department asks for a qualified designer, engineer or architect, it is your responsibility to hire one.

7. Materials list and prices are estimates only

The materials list and any prices shown are estimates and placeholders, not quotes. Quantities may not match your final design, and prices change and vary by region and supplier. Get real quantities and prices from your suppliers before you buy. Product and store names are trademarks of their owners and are used only to identify products. No affiliation or endorsement is implied.

8. No warranty: the Draft Drawing is supplied "as is"

To the fullest extent the law allows:

9. Limitation of liability

To the fullest extent the law allows:

  1. Our total liability to you for anything related to your Draft Drawing, the configurator or these terms is limited to the amount you paid us for the plan (plus any tweak fee you paid).
  2. We are not liable for indirect or consequential losses. This includes lost profits, delays, permit refusals, the cost of redoing work, materials you ordered, or damage to property.
  3. We are not liable for any loss caused by your failure to get a permit or approval, follow any code, bylaw or requirement, check dimensions, sizes and code requirements, call for utility locates, or hire qualified trades or professionals, or by any change made on site.

Nothing in these terms limits any right you have that the law says cannot be limited.

10. Your promise to cover our losses (indemnity)

To the extent the law allows, you agree to cover our losses and costs (including reasonable legal fees) if someone makes a claim against us because of:

11. Refunds

Because your Draft Drawing is a digital file created from your own choices, all sales are final once the drawing file is generated, except in these cases:

A permit refusal, or changes required by your building department, is not a reason for a refund. To ask for a refund, email raseservices@hotmail.com with your order number. Refunds are paid back to your original payment method through Stripe.

12. Tweak service (optional)

You can ask us to make small changes to your Draft Drawing for a fee of C$20 / US$17.

13. Electronic acceptance and records

You accept these terms electronically. At checkout we ask you to type your full name, type your initials, and tick the box saying you have read and accept the Terms of Sale and the Disclaimer.

We save a record of your name, initials, the tick box, the date and time, the version of these terms, and your drawing version or order number. We also save the email address and the build-site postal code / ZIP you entered. Stripe processes your payment and keeps your payment details. We keep this record for six (6) years after the end of the tax year of your purchase (the period the Canada Revenue Agency generally requires for business records) as proof of what you agreed to. We use your information only to process your order, deliver your plan and keep these records. A full Privacy Policy will be posted on this website; until then, you can ask how we handle your information, or ask for a copy of your acceptance record, at raseservices@hotmail.com.

14. AI tools

Our configurator software was built with help from AI tools.

15. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute will be heard in the courts of Ontario. This does not take away any right you have under the Ontario Consumer Protection Act, 2002, or under the consumer protection laws where you live, including any right to bring a claim in your local courts.

16. Entire agreement

These terms, the Disclaimer on your Draft Drawing, and the checkout statements you accepted are the whole agreement between you and us about your purchase. Nothing said in emails, ads or on social media changes them unless we confirm it in writing.

17. If part of these terms is not valid (severability)

If a court decides that any part of these terms is invalid or cannot be enforced, that part will be limited or removed only as much as needed, and the rest of the terms stay in effect.

18. Changes to these terms

We may update these terms from time to time. The version you accepted at checkout applies to your purchase. Any new version applies only to future purchases and tweak orders. The effective date at the top shows when the terms last changed.

Part 1. Disclaimer

This disclaimer appears on screen, at the purchase step, on every plan sheet and on the last page of the drawing.

Software tool only. Garage Planner is a drawing tool. RASE Services provides a software tool only. Our role ends when your Draft Drawing is delivered, and we are not responsible for anything done with it afterward.

You are the designer. Every size, layout and feature is your choice. RASE Services is not an architect or engineer, holds no BCIN, and does not prepare, review, check, stamp, seal or certify your drawing. We give no architectural, engineering or legal advice.

Not for construction until a permit is issued. Do not build until your building department issues a permit. No permit is guaranteed.

You are responsible for everything else. Building code, bylaw, fire separation and fire rating requirements are not included; confirm them with your building department. Code notes and material prices are general and may not match your area. Structural sizes taken from standard span tables are starting sizes only, and we do not check that they suit your building. Items beyond standard span tables are "by others": your supplier or a licensed engineer must size them. Check every dimension before ordering materials or building. Any edit to the drawing, and any change made on site, is your responsibility.

Garage or accessory building only, not a dwelling. Any conversion to a dwelling, and its approvals, are your responsibility.

Worldwide use. Garage Planner may be used worldwide, subject to the laws, codes and bylaws where you build.

No warranty; limits on liability. The drawing and Garage Planner are supplied "as is" and "as available", without warranty of any kind, including that they are complete, error-free, code-compliant, approvable or suitable for your property. RASE Services is not responsible for how the plan is used, built or approved, or for linked websites or stores. To the extent the law allows, our total liability is limited to the amount you paid, and you will cover claims arising from your use of the plan. Rights the law does not allow to be limited still apply.

One-time payment, no subscription. One build per plan. Refunds are governed by the Terms of Sale below.
